A phased urban regeneration project on a riverside brownfield site, predominantly residential mixed-use development designed by RMA Architects and Broadway Malyan.
Deals Gateway (know as OneSE8) comprises 650 high quality serviced apartments in 15 blocks built in 3 phases. OneSE8 is an inner city urban regeneration project of a redundant Thames Water site adjacent to the River Ravensbourne and Docklands Light Railway.
Predominantly private residential, with affordable housing, live/work and commercial units, the development includes a central leisure facility comprising gymnasium, swimming pool, & bar/restaurant.

Key features
- GeoEnvironmental assessment of contamination and recommendations for remediation.
- Major chalk aquifer close to surface with abstraction point on immediately adjacent site.
- Driven cast in situ piling founded in gravels to prevent penetration into aquifer and water table.
- Piling adjacent to site boundaries vibro concrete column (VCC) to minimise potential for damage to adjacent structures.
- Solar shading analysis to support planning application.
- Multi-storey blocks of reinforced concrete frame construction with flat slabs and shear walls for lateral stability. Thin columns fit within party walls.
- Low rise blocks of load-bearing timber framed construction.
- 2 storey basement car parking provided to podium structure in Phase 2.
- Use of off-site prefabrication for external wall panels and bathroom pods.
