Project outline

City Park forms the speculative commercial development of Green Quarter, an 8 acre mixed use commercial and residential development, styled as a self-contained “urban oasis”, combining 10 cutting-edge apartment blocks, business accommodation, hotel, leisure and retail facilities.
City Park has a four level sub-structure for car parking, a loading dock, plant and tenant spaces and a 12 level commercial office space.  Floor plates exceed 10,000ft2 nett. 

Post-tensioned flat slabs supported by circular high-strength concrete columns, minimise the size of structural elements and number of columns increasing floor area, reducing cladding costs.  City Park has been designed with large open plan floor plates, offering the flexibility to create an environment tailored to individual requirements. Roof level structure has been designed to support mechanical plant areas, including a wind turbine and solar heating panels.
At Ground level the slab extends beyond the building footprint to support podium areas above the car parking.  This external area has been designed to satisfy both construction traffic loads as well as the final landscaping.  Transfer beams at Ground level facilitate the translation of superstructure columns on a radial grid, to the car park columns on an orthogonal grid.

The building has a raft foundation designed to span over an existing 1500mm diameter sewer. The site is on a steep slope and as a result the substructure is open on one side; in order to minimise out of balance lateral forces onto the substructure, soil nailing has been used for the retaining walls eliminating lateral surcharges onto the substructure, and contributing to significant substructure construction savings.
